Maia is psychic, in that she gets random visions and insights about people and things in the future (In the house, she's limited at the moment for future because the house likes to play havoc that way) or past. This isn't subject to whether she's awake or not. She's learned to keep some things to herself so as to not upset people. But she will feel compelled to say something if she thinks the person should know.

UPDATE: As of recent permanent change plot, Maia is still psychic. Only now she picks on people's past and histories now. Nothing about futures. Usually on contact.
